Board Meeting

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order at 7 pm on Thursday August 9, 2012.  Trustees in attendance were Adrian Ryneveld, David Seely, Amrik Pandher and Brandy Bradford.  Also in attendance was Barb Simeona, Association Bookkeeper.

~ MONTHLY REMINDERS ~

The Fairwood West Annual Meeting will be held Thursday October 11th at the Nativity Lutheran Church – 7 pm in the portable building.

Renton Fire Department – No representative present to report.

Homeowner Appeals – There were no owners in attendance to appeal.

Community Events – Nothing new to report.

Pride In Ownership – The “Home of the Month” award was presented to Mr. David Jordan who owns the home at 13406 Fairwood Blvd.  Mr. Jordan graciously accepted the award and is proudly displaying the award sign in his yard.

Minutes Of The Previous Meeting – A motion was made, 2nd and approved to accept the July 2012 minutes as amended.  The amendments include:

Treasurer’s Report – Add “she sent”.
Unfinished Business – the word “purse” should be “pursue” and add that Barb was emailing the photos to David.

Financial Report – Barb Simeona presented the financial report.  It was accepted as presented

Treasurer’s Report –   Ray reported via email that he has the business license and will open the BECU bank account.  He is also currently working on the audit and the proposed budget for 2013.

Architectural Control – David reported he had received one request regarding a new fence.  He reviewed and approved.

Common Properties – Adrian Ryneveld reported on the Molasses Creek Issue.  There is no change at this time. 

Brandy reported on the entryway lighting repairs.  She has a bid for $350.00 which includes $125 for parts and $225 for labor to replace the light fixture and the electric eye.  A motion was made, 2nd and approved to accept the proposal from NW Electric & Service, Inc. for $350 plus tax.

Brandy reported that she installed new fence locks in the park.  Both the old ones were stolen.

Brandy reported on the park play equipment.  The original park equipment installer came out and reviewed the park as it stands and discussed with Brandy what the Board would like to see done with the equipment. He told Brandy the play structure could be moved to the current gravel box area although it would have to be enlarged.  The current play structure would have to be slightly reconfigured which means possibly losing the bridge.  The swings in the park would stay.  A verbal rough estimate to disassemble, enlarge the box and reassemble with wood chips as a base would be between $5,000 and $6,000.  Brandy is to bring an official proposal to the next Board meeting for review.

Covenant Enforcement – The Board reviewed the homes in violation and the responses received.  This review resulted in one home that has ignored both their 1st and 2nd notices to be fined in the amount of $25 per week. 

Renter Enforcement – Nothing at this time.

Unfinished Business – Nothing new at this time.

New Business – Barb reported that the annual meeting planning will need to begin.  A letter and the proposed budget will be mailed to all owners with their next statement.

Adrian reported that he received a notice on his home regarding security patrol being offered from “Alert Security”.  He will discuss with the membership at the annual meeting.

The meeting adjourned at 8:00 p.m. after a motion was made, 2nd and approved to adjourn.

The next two monthly meetings of the Fairwood West Homeowners Association will be held on Thursday September 13th and then Thursday October 11th (Annual Meeting) both at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE in the portable building.
